Matt Lenzie founded Portfolio Finance after more than 25 years arranging property finance across the UK. Over that time he has structured and placed more than £500 million of funding, from single buy to let mortgages and limited company purchases to multi million pound portfolio refinances, HMO and multi unit freehold block facilities and capital raises across mixed portfolios.
Much of that career was spent on the lender's side of the table, which is where the relationships come from. He knows how specialist buy to let desks underwrite a portfolio landlord: how they read the portfolio schedule, where they set interest cover ratios and stress rates, how they treat limited company structures, SPVs and personal guarantees, what a background portfolio has to look like, and how they price HMOs, multi unit blocks and semi commercial assets differently from vanilla buy to lets. That is the difference between an application and an approval.
Every enquiry is read, structured and taken to market by Matt himself. There is no junior desk and no hand-off. Landlords and investors deal directly with the person arranging their finance.
What we do
We arrange portfolio finance for professional landlords and property investors across the UK. We read the portfolio, the rents and the structure, take the case to the lenders most likely to fund a portfolio landlord, and place the facility that fits. We work across portfolio mortgages, limited company and SPV buy to let, HMO and multi unit freehold block lending, semi commercial mortgages, bridge to let, portfolio remortgages and capital raising against existing portfolios.
We are an arranger and introducer, not a lender. We are paid to find the landlord the right facility, so our incentive sits with the borrower rather than any one funder. This is buy to let and portfolio lending for landlords, investors and business borrowers, predominantly unregulated, not a regulated home loan. Where a case would be a regulated mortgage contract or a consumer buy to let, we refer it to an authorised firm.
Why a portfolio needs specialist knowledge
A portfolio landlord is not underwritten like a first buy to let. The moment a landlord passes four mortgaged properties the whole portfolio is assessed together: every rent, every loan and every void stress tested under the PRA portfolio landlord rules.
